Answering in the affirmative, I asked that at the same time to have their existing lease, any amendments and their last two year’s of building operating expense pass throughs available…so we could make it an even more productive meeting. They agreed.
Following my review and analysis on site, I made over 73 important recommendations to that lease to protect them. This was something their prior broker (a noted San Diego based tenant representation firm) never came up with or even suggested. This carried the day in obtaining their business!
At the end of the day we obtained below market lease economics, along with all of our recommended lease changes (particularly with regard to building operating expense pass through protection) for this note worthy San Diego law firm. And the firm’s Managing Partner, Mr. Barry Ponticello, even stated “your services and effort have set you apart from your competition”!
