Believe it or not, upon first reaching out to this fine firm they quickly exclaimed “No thanks, we have a broker with whom we are very happy.” However, they allowed me the opportunity to thoroughly review their existing lease and building operating expense pass-throughs…suggesting over 70 important changes to protect them…something their broker never, ever, spent the time doing. While the Jeff Tabor Group represents all types of office space users, we have had tremendous success with many, many law firms throughout the United States. The below should demonstrate that. Approximately 90% of these transactions represented renewals…which are usually more difficult, as the landlords believe they “have” the tenant, with the tenant not wanting to pay moving costs. Law firms are in an even more unleveraged position as moving for them really hurts their billable hours, is very disruptive to their clients, and often times law firms have spent some of their own money on their improvements, thus making it even harder to “walk away from a deal”. Yet see what they said about our work!!
And if we are so successful creating this leverage for law firms, just imagine how successful we are for non law firm tenants, who do not have the above mentioned restrictions!
